The mid term inspection is carried out at intervals during the tenancy to provide the landlord with information regarding the upkeep and general condition of the property. It is not a detailed report, but a general observational comment room by room of the cleanliness and decorative state.
It may be carried out either in the tenant's presence or absence but always with the tenant's knowledge. At least 48hrs written notice must be given of your intention to enter the property if the tenant is not able to be present.
Useful information, e.g., updated telephone numbers can be provided if tenants are present. Observations such as the number of occupants, smokers, pets, etc. can be included in the report to be compared with the terms of the tenancy agreement. If present, the tenants can also state any problems or concerns with the property.
The report provides landlords with information with which they can take any necessary action to remedy problems or inform tenants of any areas of concern.
