  • The inventory is the primary component of a circle which continues with the check in, the mid term inspection and finally the check out.

  • All properties should have an inventory compiled whether furnished, part furnished or unfurnished, as even in an unfurnished property windows, carpets etc. can still be damaged.

  • The inventory is an essential document that provides a written reference which should be amended and updated before the beginning of each tenancy.

  • The inventory describes the property and states the current condition of the ceilings, walls, floors, soft furnishings, fixtures, fittings, furniture, contents, condition and model numbers of appliances and the state of outside areas or gardens.

  • Photographs may be taken at any point during the taking of the inventory if the landlord so wishes.

  • Finally it should include meter readings, the Landlord's telephone number and a declaration page to state acceptance of the inventory and its amendments.
